Ugh, flood insurance!
It's bad enough that FEMA forces us to get flood insurance because the way the property is zoned but then they don't cover what they should anyway! We pay more for flood insurance than we do regular homeowner's and the one time we wanted to make a claim, we got turned down because it doesn't cover basements! Apparently there needs to be a tsunami before we can get a claim yet we have to pay every year. And no payments, either - one lump sum of over $2000.

Gee, I thought it covered a lot of things. Why don't they cover basements? That doesn't make sense. If they are selling you flood insurance, it looks like they would pay for any water damage.
I would love to know why a basement is not covered. Even not thinking of the fact that many are semi/full furnished (extra living area), if its not that is still the spot where people store things, most times things that you never want to replace.
It doesn't cover anything "below grade" so unless the basement is completely above ground, then it doesn't get covered. I was so ticked off when they refused us but there isn't anything we can do thanks to FEMA.
My homeowner's insurance was dropped and I had to scramble for a new company. Never had a flood issue, never a claim, nothing. Not even in the flood zone, but nearby. What a joke. I was so upset. I had this same company for years. I don't get it.
That's very interesting. One of my good friends is looking at houses now and she wants a house with a basement. Are you saying her homeowners insurance isn't going to cover floods in the basement? Whoa! How about general damage in the basement caused by something other than a flood? This is very, very eye opening.
I would have your friend check around and find out about the basement and any damages that may occur and what is covered and not covered. Things can get tricky when it is deemed a natural disaster as opposed to other type of damages.
Fergie, flood insurance is not the same as homeowner's insurance. It's completely separate. A good homeowner's policy would cover flooding from broken pipes or a busted water heater for instance. Flood insurance is ordered when you live in a "high risk" area. This came about after Katrina did so much devastation.
I can't believe they wouldn't cover the basement. Was that in the policy or was that one of the "oh yeah, now thery're making a claim and we won't cover it" abitrary things? Insurance is all a big scamA confidence game or other fraudulent scheme, especially for making a quick profit; anyway. Most of the time they just sell what ever policy is the most expensive to get the most commission from it. That is so lame.
